July 2017 Lake Oconee Real Estate Market Stats

July was yet another great month for the Lake Oconee real estate market!  There were 91 real estate sales:  54 residential properties and 37 land lots.  With real estate selling at this rate, now is a great time to put your Lake Oconee area property on the market!

In order to give you a better understanding of what is available and selling in the Lake Oconee real estate market, we created the two tables below.  They display the number of active and sold properties throughout the area from January 1st, 2017 through the end of July.

July 2017 Lake Oconee Real Estate Market Review

The Lake Oconee lakefront home pictured above was just one of the properties SOLD by The Vining Group in July!

The temperature isn’t the only thing that’s hot right now… so is the Lake Oconee real estate market!  There were a total of 91 real estate transactions in July:  54 residential properties and 37 land lots.  This is a significant increase from July 2016 as there were only 75 sales last year.  If you are wanting to sell your Lake Oconee area property, now is the time!  Below is a detailed breakdown of what sold last month.

54 Residential Properties SOLD

  • 7 sold for over $1 Million
  • 21 were on the water with sale prices ranging from $113,000 to $3,250,000
  • 4 were on the golf course with sale prices between $420,000 and $1,100,000
  • 23 were in gated golf communities, 27 were in lakefront communities, and 4 were in offwater communities
  • 34 were in Greene County and 20 were in Putnam County
  • 7 residential properties were located in Harbor Club
  • 9 town homes/condos sold
  • 1 bank-owned property sold and 1 short-sale closed

37 Land Lots SOLD

  • 4 sold for $1 Million or more
  • 13 were on the water with sale prices ranging from $149,000 and $1,800,000
  • 6 were on the golf course with sale prices between $19,900 and $138,500
  • 26 were in gated golf communities, 7 were in lakefront communities, and 4 were in offwater communities
  • 29 were in Greene County, 3 were in Morgan County, and 5 were in Putnam County
  • No bank-owned properties sold last month

The Lake Oconee area real estate market is extremely active right now!  There were 85 transactions in the month of June:  71 residential properties and 14 land lots.  This is slightly more than what we mentioned in the two prior June posts. This is because at the time we created the sold piece featured below, more agents had entered sales into our MLS system that weren’t accounted for at the beginning of the month.

As mentioned in a previous post, June was a great month in regards to Lake Oconee real estate sales.  There were a total of 80 transactions, with 71 of those being residential properties and the remaining 9 being land lots.  In order to give you a more in-depth look at what’s selling, we created two tables of numerical data from our local MLS.  The first table depicts the number of active and sold properties from January through the end of June 2017.  This table only includes sales from the following communities:  Reynolds Lake Oconee, The Landing, Great Waters, Harbor Club, Cuscowilla, and Waters Edge.  The second table includes data from the remaining Lake Oconee area subdivisions.

  • 33 were in gated golf communities, 26 were in lakefront communities, and 12 were in offwater communities
  • 14 condos/town homes sold
  • 36 were in Greene County, 6 were in Morgan County, and 29 were in Putnam County
  • 2 bank-owned residential properties sold

9 Land Lots SOLD

  • 3 were on the water with sale prices ranging from $195,000 to $800,000
  • 2 were on the golf course with sale prices between $75,000 and $90,000
  • 6 were in gated golf communities and 3 were in lakefront communities
  • 4 were in Greene County, 2 were in Morgan County, and 3 were in Putnam County
  • No bank-owned land lots sold

May 2017 Lake Oconee SOLD Properties

The Lake Oconee real estate market is very active right now!  If you’re wanting to put your property on the market, don’t wait any longer.  The time is now!  In May, there were 70 real estate transactions:  46 residential properties and 24 land lots.  This number is slightly higher than it was in April, and we look for sales to continue to increase as we approach the summer selling season.
