A new year always brings with it new possibilities and 2017 has all the potential to be outstanding at Lake Oconee, especially in real estate.  Whether you’re a full or part-time resident, you can feel the heightened energy and activity in our restaurants, clubhouses, retail stores– nearly everywhere you go.  The mild winter we’ve enjoyed has kept people on the golf courses, out on their boats, and shopping for real estate.  This time of year, we’re always anxious for spring to arrive and we’re exceptionally excited to get this season underway.

Regarding our local market:  you’ll find in the enclosed information that 2016 data has the kind of numbers we like to see:  total sales volume increasing, higher list to sale price percentages, higher average sales prices, lower days on the market and more.  The category that is lacking is inventory.  We have fewer homes on the market now than we did this time last year.  This is one of the reasons we’re seeing some Buyers choose to purchase lots and build rather than buy a resale home that requires updating or work to be more comparable to new construction.

This is great news for you if you have a lakefront lot to sell.  It is also a clear message to anyone who has been waiting to sell their home.  Wait no longer; we need more inventory!  The Buyer still reigns, but the tides are beginning to shift more in the Seller’s favor due to supply and demand.  We’ve even seen some multiple offer situations this year with well priced homes in turn-key condition.  We expect to see stronger Buyer demand this year with more liquidity in our financial markets and the expectation of rising interest rates.
