What’s going on in the Lake Oconee Market?

Within the last 30 days, there has been a total of 21+ SOLD homes in the Lake Oconee Area!! These homes have been priced anywhere from $44,000 up to $1,065,000. This includes a great variety of the type of home, lake access, selling price, and subdivisions.

Subdivisions included were Great Waters, Waters Edge, Cuscowilla, Harbor Club, Reynolds Plantation, Phoenix Shores, The Waterfront of Lake Oconee, Pinnacle Point, Eagle View, Point Royal, Sebastian Cove, Sugar Bend, Richland, Oconee Acres, and Town Creek. As you can see by now, these homes were scattered across the counties of Greene, Putnam, and Morgan. Ten homes were located in parts of Greene county, 10 more in Putnam County, and one found in Morgan County this November. The sold price for Putnam County homes were much higher this past month with an average of about $415,800, whereas Greene County’s average sold price was roughly $295,911. (These price ranges will vary each month due to different circumstances.)

Of these sold homes… 

  • 4 were Foreclosured/Bank-Owned homes
  • 8 were within a Golf Course Community, while 2 were actually on the course
  • Over 50% were in a lake community
  • and an additional 5 homes had private frontage on the Lake
